01 — Our Story
A brokerage for a quieter kind of client.
Square Estates began, in practical terms, as a rebrand. The firm previously operated as CityRealtorsNP, and for several years carried a broad catalogue across the Kathmandu Valley. Over time it became clear that our best work was done at the premium end of the market — with owners, tenants, and institutions for whom real estate is a long-term decision rather than a transaction.
The decision to narrow the brief was not strategic so much as honest. We found ourselves increasingly uncomfortable presenting properties we would not ourselves live in, or representing them with language that did not match the seriousness of the sums involved. The rebrand is simply an admission of what the firm had quietly become.
What we represent now is a small, carefully-kept portfolio of premium residences across central Kathmandu and Lalitpur. We know each property. We have walked each property. In most cases we have met the owners in their kitchens.
We don't list everything. We list what we would live in, ourselves.
The geography is deliberate. Kathmandu Valley and Lalitpur are a concentrated market in which knowledge compounds — of neighbourhoods, of builders, of the small lanes in which the best houses sit. We serve this geography specifically, rather than trying to cover Nepal entirely, because a broker who claims to know everywhere usually knows nowhere well.
Discretion is the other side of focus. High-value real estate is, among other things, personal. Owners prefer their residences not be paraded online. Tenants arriving from abroad prefer to arrive quietly. The firm's practice reflects this — in how we present listings, how we conduct viewings, and how we introduce clients to one another.

A narrow brief is, we realise, a polite form of exclusion. We want to be clear about what it means and why we hold to it.
Square Estates represents residences at the upper tier of the Kathmandu Valley and Lalitpur market. That is not a comment on the worth of other properties or other clients — it is simply a commitment to do one thing well. By carrying a smaller book, we can know each residence in detail, respond to each enquiry ourselves, and hold the standard of service we would want as clients ourselves.
For owners whose properties fall outside our brief, we are happy to refer onward to trusted colleagues. For tenants and buyers with different requirements, we try to offer a useful hour of honest conversation before they proceed elsewhere.
