We manage a small portfolio of premium residences across central Kathmandu and Lalitpur on behalf of owners who live abroad, hold more than one home, or simply prefer that the daily detail be taken care of by someone they trust.

Our approach is bespoke. We do not batch properties or impose a template. Each engagement begins with a walk-through, a conversation about expectations, and a clear written brief. Thereafter, we act as the owner's representative on-site, under terms agreed in advance.

The objective is straightforward: the residence should be better cared for than it would be if the owner were present.

Fees

Transparent, performance-aligned.

Our management fees are structured as a modest percentage of collected rent, with a one-time onboarding charge covering inventory, condition audit, and initial tenant placement. Items outside the standard scope — major renovations, legal proceedings, tax filings — are itemised and quoted in advance, never buried.

We prefer engagements that align our interest with the owner's. If the property is vacant, we are not paid; if the tenancy is well-matched and long, we both benefit. The specific numbers depend on scope and are discussed in person, in writing, before any engagement begins.

Yes, provided the residence fits our portfolio brief. We are happy to take on management engagements independent of any sale or letting we conducted ourselves.

Monthly, as standard — a concise statement and a short note on anything of substance. Quarterly inspections are accompanied by a photographic report. We are also available on WhatsApp when a conversation is the right format.

We conduct a move-out inspection against the original inventory, coordinate any required repairs, and administer the deposit. We keep the owner informed throughout and only undertake expenditure above an agreed threshold with prior approval.

We coordinate with the owner's accountant and legal advisors and provide the documentation they require. We do not ourselves offer tax or legal advice.

Yes. Most of our engagements begin with one property. Many extend to two or three over time.
