We specialise in the representation, marketing, leasing, rental, acquisition, and sale of carefully selected residential properties — designed for clients who value curation, discretion, and expert local knowledge.

Eligibility

By using this website or engaging our services, you represent and warrant that:

  • You are at least eighteen (18) years of age
  • You possess the legal capacity to enter into binding agreements
  • All information provided by you is accurate, current, and complete
  • Your use of our website complies with all applicable laws and regulations

Nature of Services

Square Estates acts as a real estate intermediary and facilitator between property owners, landlords, buyers, tenants, investors, and related parties. Our services may include property marketing, promotion, and acquisition assistance; residential leasing, rental facilitation, and presentation; viewing coordination, negotiation assistance, and documentation support; and property management and relocation advisory services where applicable. Unless expressly stated in writing, Square Estates is not a law firm, financial advisor, tax advisor, surveyor, engineer, architect, or valuation authority.

Premium Portfolio Policy

Square Estates maintains a deliberately limited and curated portfolio. We reserve the right, at our sole discretion, to accept or decline any property for representation, remove listings that no longer meet our standards, limit the number of properties represented, and refuse engagement where we cannot ensure appropriate service quality. The inclusion or exclusion of a property does not constitute a statement regarding its market value, quality, or suitability.

Property Listings & Information

While we strive to ensure all listing information is accurate and current, Square Estates does not guarantee the completeness, accuracy, reliability, or availability of any listing. Property descriptions, photographs, floor plans, measurements, pricing, and neighbourhood details are provided for general informational purposes only. Users should independently verify all information before making any purchase, rental, leasing, investment, or relocation decision. Properties may be sold, leased, rented, withdrawn, modified, or repriced without prior notice.

No Guarantee of Transaction

Use of our website or services does not guarantee the purchase or sale of a property, approval of tenancy applications, rental placement, financing approval, successful negotiations, or any particular financial outcome. All transactions remain subject to mutual agreement and applicable legal requirements.

Client Responsibilities

Clients agree to provide accurate information, respond promptly to requests for documentation, conduct their own due diligence where appropriate, comply with applicable laws, respect scheduled viewings, and act in good faith throughout negotiations. Square Estates reserves the right to discontinue services where false or misleading information is provided.

Property Owners & Landlords

Property owners and landlords warrant that they possess the legal authority to market, lease, rent, or sell the property; that all information supplied to Square Estates is accurate and complete; that all necessary permissions and ownership documentation are available upon request; and that the property complies with applicable legal requirements. Owners remain solely responsible for the accuracy of information provided.

Buyers & Tenants

Buyers and tenants acknowledge that independent inspections, financing, legal review, tax considerations, and regulatory compliance remain their own responsibility. Verbal statements do not override written agreements. We strongly encourage all clients to obtain independent legal and financial advice before entering any property transaction.

Viewing Appointments

Property viewings are arranged by appointment only. Square Estates reserves the right to reschedule appointments, refuse viewing requests, verify identities before arranging viewings, and require advance notice for certain properties. Clients must respect privacy, security protocols, and owner instructions during inspections.

Fees & Charges

Certain services may involve professional fees, commissions, administrative charges, management fees, or other costs. Applicable fees will be communicated through written agreements, engagement letters, invoices, or service contracts. Unless otherwise agreed in writing, fees are non-refundable once services have been substantially performed, and payment obligations remain enforceable where services have been delivered.

Confidentiality & Discretion

Confidentiality is fundamental to our practice. Users agree not to share confidential property information without authorisation, distribute private photographs or documentation, or misuse information obtained through Square Estates. We likewise take reasonable measures to protect confidential client information in accordance with applicable laws and our Privacy Policy.

Intellectual Property

All website content — including text, branding, logos, property descriptions, photography, graphics, layouts, videos, and marketing materials — is owned by or licensed to Square Estates and protected by intellectual property laws. No content may be copied, reproduced, modified, distributed, published, or commercially exploited without prior written consent.

Acceptable Use

Users shall not use the website for unlawful purposes, submit false enquiries, attempt unauthorised access to systems or data, introduce malicious software, scrape or harvest website content, impersonate another person or organisation, or interfere with website functionality. Our total liability shall not exceed the amount actually paid by the client to Square Estates for the specific service giving rise to the claim.

Indemnification

You agree to indemnify and hold harmless Square Estates, its directors, employees, representatives, consultants, and affiliates from any claims, losses, liabilities, damages, costs, or expenses arising from your use of the website, breach of these Terms, violation of applicable laws, misrepresentation of information, or disputes with third parties.

Website Availability

We do not guarantee uninterrupted or error-free operation of the website. Square Estates reserves the right to modify content, update listings, restrict access, suspend services temporarily, or remove content without prior notice.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of Nepal.

Dispute Resolution

Any dispute arising out of or relating to these Terms shall first be addressed through good-faith negotiations. Where a dispute cannot be resolved amicably, it shall be submitted to the competent courts of Kathmandu, Nepal, which shall have exclusive jurisdiction.

Amendments

Square Estates reserves the right to modify these Terms at any time. Updated versions will be published on this website and become effective upon publication. Continued use of the website constitutes acceptance of the revised Terms.
