Square Estates carries a small, deliberately curated portfolio. We also represent purchasers privately, opening doors that are not advertised — quiet sales, off-market introductions, and pre-listing previews — and we accompany every viewing ourselves.

Fees
How buyer representation is priced.
For purchasers, we work on a clear retainer-plus-success structure: a modest engagement fee that secures our undivided attention through the search, and a success fee on completion calculated as a percentage of the purchase price. The retainer is credited against the success fee on closing.
We do not accept commissions from the seller's side on transactions where we represent the buyer. The advisor in the room works for one party, and you should know which one.

Commonly asked.
Yes — NRNs holding NRN status may purchase residential property in Nepal subject to the relevant approvals. The process is straightforward but documentation-heavy; we coordinate with legal partners experienced in NRN purchases.
No. As your advisor we shortlist from the entire valley — your interest is the brief, not our inventory. Where our own portfolio includes a fitting residence, we say so plainly.
From brief to keys, three to six months is typical. Off-market searches can run longer; well-defined briefs occasionally close faster. We will not rush the diligence to meet a deadline.
We pause, revisit the brief, and continue. If we cannot find a fit within a reasonable horizon, we will say so — and the engagement closes on terms set out at the start.
We are not bankers, but we can introduce you to two or three financing partners we trust, and accompany conversations where useful.
