Square Estates represents landlords on a small number of mandates. We meet prospective tenants in person, vet each application carefully, and only put forward those we would be comfortable seeing in your home.
Where you wish, we continue beyond placement — handling collections, inspections, and repairs — under our property management engagement.

Fees
Paid on placement, aligned with outcome.
Our landlord placement fee is a one-time charge equivalent to one month's rent on the executed lease, payable on tenant move-in. Preparation, photography, and brief costs are absorbed against the placement fee — there are no separate marketing surcharges.
Where you continue with us under a property management engagement, we apply a small ongoing percentage of collected rent for the duration. Both engagements are documented separately, in plain language, before the property is shown.

Only with your consent and rarely as a first step. We prefer to circulate quietly to known tenant pools first; public listing is used selectively, where it serves the mandate.
Yes, and we recommend it. The decision to let your residence to a particular household is yours; our role is to bring you a vetted, well-matched candidate.
Where we manage the property, we follow up promptly, document each step, and keep you informed. We can also coordinate with legal partners experienced in residential tenancies if escalation is needed.
For a well-prepared, well-priced premium residence, three to eight weeks from mandate to move-in is typical. We will give you a candid view of timing at the outset.
Both. Furnished lettings command different tenant pools (corporate and diplomatic) and different rent points; we will discuss the trade-off as part of the rental view.
