Square Estates represents sellers selectively. We accept a small number of mandates each quarter, prepare each residence carefully, and surface it first to a list of qualified buyers we know personally. Public listing, where it occurs, comes second — never first.

We accept a small number of seller mandates each quarter. Most are family residences with long histories, premium townhouses, or investment-grade apartments held by owners who have decided to part with them carefully rather than quickly.

Fees

Aligned with completion, not activity.

Our seller fee is a transparent percentage of the achieved sale price, payable on registration. There are no monthly retainers, no listing fees, and no marketing surcharges — preparation, photography, and brochure costs are absorbed by us against the success fee.

Where a residence does not sell within the agreed mandate period, we revisit the brief and the price together. We are paid when the sale completes, on the terms you accepted.

Yes. Most of our mandates are sold occupied. Viewings are scheduled around your routine, with notice agreed in advance.

For a well-priced premium residence, two to four months from mandate to completion is typical. Slower sales reflect either price or fit, and we will tell you which.
