Property decisions in Nepal

Real estate in Nepal, made clear.

Start with the property, the records and the decision you need to make. This guide explains the questions to ask before buying land or a home, with links to official sources and current Square Estates listings.

Square Estates focuses on Kathmandu and Lalitpur. Confirm current service coverage for other locations. For a transaction, have a Nepal-qualified adviser verify the current rules and your circumstances.

Key takeaways

  • Confirm the seller’s authority, parcel records, access and intended use before a payment commitment.
  • Compare prices using the same land units and similar properties; asking prices and official valuations answer different questions.
  • Check registration charges and purchaser eligibility against current official rules.

How do I buy land in Nepal?

Begin with a budget and a specific municipality, ward and intended use. Before agreeing to pay, ask a qualified adviser to check ownership records, the cadastral map, access, restrictions and the seller’s authority. Confirm the registration requirements with the relevant malpot office, and document the payment and transfer arrangements.

A viewing and an ownership check answer different questions. Keep a written list of the documents received, discrepancies to resolve, costs to confirm and professionals responsible for each check. A listing photograph cannot establish a parcel boundary or legal road access.

Can foreigners buy property in Nepal?

Confirm purchaser eligibility with a Nepal-qualified lawyer before committing funds. Give the adviser your citizenship, any NRN documentation and the intended property use, and ask which current laws and approvals apply to your circumstances. A residence visa or an informal assurance from a seller is not a substitute for that review.

A residence visa, a foreign passport and an NRN document are different legal statuses. Obtain advice for the actual purchaser and intended transaction. Do not rely on an informal promise that a nominee or company arrangement makes the purchase lawful.

What are the best areas to buy a house in Kathmandu?

The best area depends on your daily route, household needs, budget and the particular property. Compare candidate neighbourhoods using actual journeys, road access, water arrangements, noise and building condition. Visit at different times. A familiar neighbourhood name is a starting point for a shortlist, not evidence that every house there suits you.

Use the Kathmandu city guide to organize your search. For a Valley-wide move, compare the Lalitpur and Bhaktapur guides as well. Ask for the actual municipality and ward rather than relying only on a broad marketing location.

What is the land price per aana in each area?

There is no single reliable asking price for an entire neighbourhood. Compare dated listings with similar access, plot size, permitted use and location, using total asking price divided by verified area in aana. Keep asking prices separate from completed-sale evidence and official minimum valuations, and confirm availability directly with the seller or agent.

Square Estates publishes the asking price and area when supplied for a represented property. Missing prices remain on application. We do not publish an area price table without documented comparable evidence and a verification date. A low headline price may omit site preparation, access or transaction costs.

How do property registration and fees work in Nepal?

Ask the relevant malpot office to confirm the documents, valuation basis and charges for your transaction before completion. Registration charges can depend on the location, deed type and applicable concessions. Use the official rate calculator as a starting point, then verify the current fiscal-year rules and any additional municipal or professional costs.

Prepare a cost sheet separating the seller’s asking price, registration and service charges, professional fees, financing costs and any agreed adjustments. Identify who pays each item in writing. An older fee schedule should not be presented as the rate for a transaction today.

Is Nepal real estate a good investment?

A property is suitable only if its costs, risks and likely use fit your finances and time horizon. Evaluate financing, maintenance, vacancy, resale liquidity and legal checks alongside the asking price. Compare cautious scenarios instead of assuming appreciation. Nepal Rastra Bank publications provide economic context, but cannot establish the return of an individual property.

For a rental purchase, separate a quoted monthly rent from documented rent received. Include periods without a tenant, repairs, management and financing in the calculation. For land, consider the costs and practical feasibility of the intended future use. Obtain independent financial advice for a personal investment decision.

What are lalpurja and malpot?

Lalpurja is the commonly used name for a landownership certificate; malpot refers to the land revenue office involved in land records and transactions. Ask a qualified adviser to compare the certificate with official records and the actual parcel. Holding a photograph of a certificate alone does not complete ownership, access or restriction checks.

Keep the parcel identifier, recorded owner, area and map references together. Ask the relevant office which records and current documents are needed for the proposed transfer. If records disagree with the property shown at a viewing, resolve the discrepancy before progressing.

How do ropani, aana, paisa and daam convert?

One ropani contains 16 aana; one aana contains four paisa; one paisa contains four daam. One aana is 342.25 square feet. Keep the original recorded area alongside any conversion, and distinguish land area from built-up floor area. Ask a survey professional to reconcile any discrepancy with the parcel records.

A ropani–aana–paisa–daam entry is a set of units, not a decimal number. For example, one ropani and eight aana equals 24 aana. In the bigha system, one bigha contains 20 kattha and one kattha contains 20 dhur. Confirm the system used by the document before comparing properties.
