For Tenants

A premium tenancy starts with the right brief.

Renting in Kathmandu's premium segment is a relationship business. The best residences move privately, between landlords who care who lives in their home and tenants who want the same in return — quietly, on terms negotiated in person.

Square Estates represents tenants directly. We listen first, shortlist tightly, and walk every viewing with you. The lease we put in front of you is the one we would sign ourselves: bilingual, balanced, and written to be lived under.

Our brief is simple — find you a residence you will not want to leave, on terms that hold up over the length of the tenancy.

Scope

What tenant representation includes.

01.

Tenant Brief

An unhurried first conversation about what you need, what you do not, and how the residence will fit your week.

  • Lifestyle brief
  • Budget framing
  • Locality preferences

02.

Curated Shortlist

A tight first pass — drawn from our portfolio, listed rentals, and properties surfaced through landlord introductions.

  • Available now
  • Coming up
  • Pre-listing access

03.

Accompanied Viewings

We attend every viewing with you. Notes the same evening; second visits where they help.

  • First viewings
  • Return visits
  • Daytime / evening light

04.

Lease Negotiation

Bilingual leases reviewed clause by clause — rent escalation, deposit terms, termination notice, repair obligations — written to be balanced.

  • Lease drafting
  • Term negotiation
  • Bilingual review

05.

Move-In

Inventory, photographs of condition, meter readings, key handover — recorded in writing on day one.

  • Inventory
  • Condition record
  • Handover

06.

Tenancy Support

A named advisor through the tenancy — for landlord matters, repair escalations, lease renewal, or move-out, when the time comes.

  • Renewals
  • Mediation
  • Move-out

Our Process

From brief to handover.

Step 01

Brief

An hour, in person or remote. We do not start touring until the brief is right.

Step 02

Shortlist & Tour

Four to six residences accompanied. We refine as we go.

Step 03

Lease & Terms

Bilingual lease, balanced terms, deposit administered through us.

Step 04

Move-In

Inventory, condition record, keys — and a single point of contact for the tenancy.

Tenants

The tenants we typically represent.

Most of our tenant clients are arriving for a meaningful posting — a diplomatic assignment, a multi-year corporate role, a return to Nepal — for whom the residence is not a stopover but a base.

  • Diplomatic and embassy households
  • Long-posting expatriate professionals
  • Returning Nepali families
  • NGO and INGO senior staff

Fees

Clear, one-time, on placement.

Our tenant fee is a one-time placement charge, payable on lease signature, equivalent to a portion of one month's rent. There is no monthly retainer, no per-viewing charge, and no markup on the rent itself.

Where we are simultaneously representing the landlord on the same residence, we disclose this in advance and discuss terms openly. The fee structure is transparent before the first viewing — never after.

Questions

Commonly asked.

No. We routinely conduct video walk-throughs for tenants arriving from abroad and can hold a residence under a written reservation while final viewings are completed in person.

One to three years, with most landlords preferring two. Diplomatic and corporate tenancies often run on twelve-month renewable terms aligned to the posting.

Typically two to three months' rent, held by the landlord. Where we manage the property, we hold the deposit on behalf of both parties and account for it in writing at move-out.

Often yes — particularly on lease length, deposit terms, or escalation clauses. We will tell you honestly where there is room and where the asking rent is at the market.

We coordinate the move-out inspection against the original inventory, mediate any deposit deductions, and — if you are staying in Kathmandu — begin the next search.
