Fees
Clear, one-time, on placement.
Our tenant fee is a one-time placement charge, payable on lease signature, equivalent to a portion of one month's rent. There is no monthly retainer, no per-viewing charge, and no markup on the rent itself.
Where we are simultaneously representing the landlord on the same residence, we disclose this in advance and discuss terms openly. The fee structure is transparent before the first viewing — never after.

No. We routinely conduct video walk-throughs for tenants arriving from abroad and can hold a residence under a written reservation while final viewings are completed in person.
One to three years, with most landlords preferring two. Diplomatic and corporate tenancies often run on twelve-month renewable terms aligned to the posting.
Typically two to three months' rent, held by the landlord. Where we manage the property, we hold the deposit on behalf of both parties and account for it in writing at move-out.
Often yes — particularly on lease length, deposit terms, or escalation clauses. We will tell you honestly where there is room and where the asking rent is at the market.
We coordinate the move-out inspection against the original inventory, mediate any deposit deductions, and — if you are staying in Kathmandu — begin the next search.
