Property quality varies widely. The gap between the best and worst Bakundole buildings is material. Verify construction quality, water supply, parking, and building maintenance history before committing.

The British School proximity premium is real. Properties within genuine walking distance of the school command a clear premium. Properties that are technically "near" but require crossing a major arterial road should be assessed honestly against the school-run requirement.
