Chundevi is a residential neighbourhood that sits in the gap between Maharajgunj's institutional weight and Baluwatar's political prestige — which means, in practice, that it shares many of the advantages of both while being specifically well-known for neither. It is a Kathmandu Metropolitan City Ward 04 neighbourhood, approximately 3 km southwest of Boudhanath and 3 km from the Narayanhiti Palace Museum. The neighbourhood's own cultural anchor is the Chundevi Temple, a Hindu shrine from which the area takes its name and around which the older residential settlement organised itself.
The Brazilian Embassy has its address on Chundevi Marg — the principal road through the neighbourhood — reinforcing the diplomatic residential demand that has been a structural feature of this stretch of northern central Kathmandu for decades.

Chundevi sits in northern central Kathmandu, within Kathmandu Metropolitan City Ward 04, between Maharajgunj to the north and Baluwatar to the southwest. Chundevi Marg is the primary road through the neighbourhood, connecting it to the Maharajgunj–Baluwatar axis. The Narayanhiti Palace Museum is approximately 3 km southwest. Kanti Children's Hospital in Maharajgunj is a short drive north. The area has immediate road connection to both the Maharajgunj embassy cluster and the Ring Road belt.
Character & Lifestyle
Chundevi's character is that of a mid-density inner-city residential neighbourhood with a mix of Newari heritage houses on the older lanes, mid-20th-century bungalows, and more recent residential and commercial construction along Chundevi Marg. The neighbourhood is meaningfully quieter than Maharajgunj's main road and noticeably less commercial than Lazimpat or Naxal.
The Chundevi Bal Udhyan — a neighbourhood children's park — is a local community landmark. The Prachin Chundevi Mandir (the historic Chundevi Temple) anchors the older settlement core. Hotels in the immediate area — including Papaya House and several small guesthouses — signal that the neighbourhood sits within the broader hospitality belt that extends from Thamel through Lazimpat and into northern Kathmandu.

Property Profile
Chundevi housing is predominantly older standalone houses — three- and four-storey family residences, many dating from the 1970s–1990s — mixed with a smaller number of more recent construction. Apartment buildings are present but less common than in Lazimpat or Maharajgunj. The housing stock on Chundevi Marg itself includes some commercial-residential mixed-use buildings; the interior lanes are more purely residential.
Rental demand is modest but consistent. Mid-level diplomatic households — particularly those affiliated with bilateral missions on or near Chundevi Marg — form the core of the premium rental tenant base. Standard two- and three-bedroom apartments and small houses in good condition let reliably. Larger standalone houses suitable for country-director-level tenants are rare and in steady demand.
For buyers, Chundevi sits at a slightly lower price point than Baluwatar or the Maharajgunj core while sharing much of their central connectivity.

- Diplomatic households — particularly those affiliated with the Brazilian Embassy and smaller bilateral missions in the Maharajgunj–Baluwatar corridor.
- Mid-level professionals — who want a central address in a relatively quiet neighbourhood, without paying Lazimpat or Naxal pricing.
- Buyers in the central Kathmandu market — looking for standalone houses at pricing below the headline premium wards.
Considerations
The neighbourhood blends into adjacent areas without sharp boundaries. Chundevi, Maharajgunj, and Baluwatar borders are not always clear on the ground. Verify which ward a specific address falls in and what the practical road connection looks like before committing.
Older stock dominates. Pre-2000 construction is the norm. Seismic assessment, plumbing and wiring verification, and structural review are standard pre-purchase requirements.
Chundevi Marg carries real traffic. The road is a through route, not a dead-end residential lane. Properties directly on the Marg experience more traffic noise than those one lane behind it.
