Maharajgunj is the medical and diplomatic heart of northern Kathmandu. Tribhuvan University Teaching Hospital — the country's flagship public teaching hospital — operates here, alongside the Institute of Medicine, Kanti Children's Hospital, and a cluster of specialised private hospitals and diagnostic facilities. The Embassy of the United States and the Embassy of France have their chanceries in or directly adjacent to the area. The result is a ward — Kathmandu Metropolitan City Ward 03 — with an unusually concentrated set of institutional anchors that shape both its character and its property market.

For residents, Maharajgunj offers something the inner core of Kathmandu cannot: scale. The plots are larger, the houses are bigger, the compound walls are higher, and the trees inside the compounds are older. For embassy staff, diplomatic households, senior medical professionals, and established Nepali families who want privacy and space without leaving the central road network, Maharajgunj is one of the strongest options in Kathmandu district.


Location & Orientation

Maharajgunj occupies the central-northern belt of Kathmandu, running roughly north from Lazimpat and Baluwatar towards the boundary with Budhanilkantha Municipality. The ward connects east to Chabahil and Boudha, west to Bansbari, and is intersected by Maharajgunj Road — a major north-south artery that links the inner-city ring to the northern foothills.

The location is central without being congested. From most Maharajgunj addresses, Durbar Marg is 10–15 minutes south; Thamel is similar; the Ring Road is a 5–10 minute drive in either direction; Tribhuvan International Airport is approximately 25 minutes east; Budhanilkantha and the foothills of Shivapuri National Park are 15–20 minutes north.


Character & Lifestyle

Maharajgunj's character is set by its institutional footprint. The hospital cluster — Tribhuvan University Teaching Hospital, Kanti Children's Hospital, Nepal Police Hospital, plus several mid-sized private hospitals and diagnostic centres — brings a steady flow of medical professionals into the area daily and underpins a residential community of doctors, hospital administrators, and faculty.

The diplomatic footprint reinforces this. The US Embassy, the French Embassy, and a series of other diplomatic missions and international institutions are within or immediately adjacent to the ward. The residential streets around the embassies, in particular, have a distinct feel — wider lanes, higher walls, more uniformed security at certain compounds, and properties built or upgraded with international-tenant expectations in mind.

Day to day, the neighbourhood is calmer and greener than the central commercial cluster of Durbar Marg or Thamel. Maharajgunj has more mature gardens, more independent houses, and a more dispersed commercial fabric. The local economy includes private clinics, diagnostic labs, specialist medical practices, schools, smaller-scale grocery and service businesses, and a modest dining and café cluster — particularly around the Chakrapath (Ring Road) edge.

Property Profile

Maharajgunj housing is dominated by larger plots than is typical for central Kathmandu. Independent houses on 6 to 15 aana, often with proper gardens, dedicated driveway entry, and 2–3 covered parking bays inside the gate, form the core of the premium segment. Many of these properties have been progressively upgraded over decades to meet the standards expected by diplomatic tenants and the established medical-professional community.

The rental market is structurally supported by three converging demands: senior embassy staff seeking standalone houses with security; senior doctors and visiting medical faculty; and established Nepali families on extended postings or temporary returns. Furnished and semi-furnished standalone houses lease reliably, with the strongest demand for properties offering 4+ bedrooms, garden space, and modern interior fit-out.

The apartment segment is smaller but growing. Newer mid-rise residential buildings have emerged along Maharajgunj's main road and side lanes, typically catering to professional households who want a modern building with backup power, lift access, and lower maintenance overhead than a standalone house.

For sales, Maharajgunj is a deeper market than Baluwatar but thinner than Bhaisepati. Standalone-house transactions are typically deliberate, with serious buyers entering the market for medium- to long-term holds rather than speculative flips.


Who It Suits

  • Diplomatic households (US, French, and other embassies clustered in or near the ward) — for whom proximity to chancery and the established residential infrastructure of the area matter.
  • Senior medical professionals and visiting medical faculty — for whom the hospital cluster defines daily work patterns.
  • Established Nepali families wanting large plots in central Kathmandu — who would otherwise have to choose between size and centrality.
  • Investors seeking durable rental yield — particularly in the standalone-house segment, where supply is constrained and embassy-tenant demand is steady.

It suits less well: single professionals and younger couples (Jhamsikhel and central Lalitpur offer more), households needing walking-distance dining and retail (the area is residential-first), and buyers prioritising rapid capital appreciation (southern Lalitpur development zones may offer steeper growth curves).


Considerations

Plot size is the defining variable. Maharajgunj's premium is meaningfully driven by the scale of its plots. A 4-aana property in the middle of Maharajgunj does not carry the same relative value as an 8-aana property — the market specifically rewards size in this area.

Hospital proximity is double-edged. Living near Tribhuvan Teaching Hospital means access to major medical infrastructure but also means proximity to ambulance traffic, emergency-department footfall, and adjacent commercial pharmacies and clinics. Properties one or two lanes back from the immediate hospital perimeter are generally quieter while keeping the access advantage.

Older housing requires honest assessment. Many Maharajgunj premium properties are pre-2000 construction. Seismic retrofitting, structural review, modern wiring and plumbing, and bathroom and kitchen upgrades are common pre-tenancy requirements for the diplomatic-rental segment.

The corridor towards Bansbari is changing. The road network north and east of Maharajgunj, towards Bansbari, Chabahil, and Budhanilkantha, has been progressively widened and densified. Properties on the main corridors face more traffic and noise than they did a decade ago; interior lanes have largely held their character.

Water infrastructure is improving. The progressive rollout of the Melamchi Water Supply Project through northern Kathmandu wards is improving piped-water reliability in Maharajgunj. Properties without modernised internal water systems may need upgrades to take full advantage.
